Roofer fastening asphalt shingles on a pitched residential roof

What roof repair covers

High Quality Roofing repairs residential roofs across San Jose: active leaks, missing and cracked shingles, lifted or rusted flashing, worn valleys, ridge caps and vent boots. We trace where water is entering, repair that section with matching materials, and give you the price before any work starts. Estimates are free.

Who calls us for this

Homeowners with a stain spreading on the ceiling, a few shingles in the side yard after a windy night, or a roof that is mostly fine and needs a repair rather than a replacement. Also landlords and property managers who need one leak sorted without a sales pitch.

Signs you need roof repair.

  • A ceiling stain after the first big rain

Water travels along rafters before it drips, so the stain is often a few feet from the real hole. That is why the repair starts on the roof, not in the bedroom.

  • Shingles in the yard or bald patches

Wind lifts shingles whose sealant strip has dried out. One missing shingle exposes the nails of the course above it, and that is where leaks begin.

  • Curling, cracking or granules in the gutter

Long, hot Santa Clara Valley summers bake asphalt shingles. When the granules wash off, the asphalt underneath ages fast and starts to crack.

  • Rust or gaps around the chimney

Flashing is the metal that seals the joints. It fails long before the shingles do, and it causes more leaks than anything else on a roof.

What's included

  • A roof walk to find the entry point, not just the drip
  • Shingle replacement matched as closely as possible to what you have
  • Flashing repair at chimneys, walls, skylights and vents
  • Valley and ridge cap repair, including the underlayment below
  • Photos of the problem and the finished repair

What it costs

The estimate is free, and you get a fixed price before any work starts. What moves the price:

What changes the price of roof repair
Price factor
How many areas are leaking, and whether the decking below is soft
Roof pitch and height, which decide how much safety setup the job needs
Shingle type and whether a close match is still made
Flashing work at a chimney or skylight, which takes longer than a field repair

Roof repair and the San Jose weather.

San Jose roofs get two very different seasons. Months of dry heat bake the shingles and dry out the sealant, then winter storms arrive and find every weak spot at once. Most of the leak calls we get come with the first heavy rain of the season. Getting a roof looked at in early fall, before the rain, is the cheapest time to fix it.

Why the stain is rarely under the hole

Water that gets past a shingle runs down the underlayment and along the top of the rafters until it finds a nail or a seam to drip from. A stain in the middle of a room can start at a vent boot six feet uphill. We trace the path on the roof and in the attic where we can reach it, so the fix goes where the water really enters.

Matching old shingles

Shingle colors fade and product lines change. We match as closely as current materials allow and tell you up front if the repair will be visible from the street, so you can decide before we start.

Roof repair: questions

Can you repair my roof instead of replacing it?

Often, yes. Most leaks come from one area: a flashing joint, a valley, a few missing shingles. If the rest of the roof is sound, a repair is the sensible fix, and we will tell you so.

How much does a roof repair cost in San Jose?

It depends on the size of the damage, the roof pitch and the materials. We give a free estimate and a fixed price before any work starts, so there are no surprises on the invoice.

Do you repair roof leaks during the rainy season?

Yes. If it is raining when you call, we can tarp the area first to stop more water getting in, then make the permanent repair when the roof is dry.
